Land is a critical factor in the process of urbanisation and urban development. This book is perhaps the first comprehensive study of urban land policy in India. It deals with the various issues pertaining to urban land—land values, landuse planning, land acquisition and supply and land taxation—in the overall perspective of urban land policy. The study has been carried out mainly in the context of Bangalore Metro politan area. Bangalore is a rapidly growing metropolis which witnessed the highest growth rate (76%) during 1971-81 in India. The phenomenal increase in the land process, changes in landuse pattern over the years, the distortions in the master plan, the difficulties in enforcing land use controls, the delays in land acquisition and Government intervention in urban land market have all been brought out lucidly with supporting data. Finally, the author advocates the need for an integrated urban land policy which recognizes urban land as an important resource and adopts a new approach towards urban planning which integrates land policies with the policies for economic and social development of the region. Although it is primarily a micro level study, the issues raised are common to other urban areas in Indian as also in the developing world. This should be of interest to urban planners and policy makers apart from students and researchers on the subject.
