This book presents an analysis of the demand for housing and its determinants in the Dimapur town of Nagaland. Dimapur town is a unique representative of urban India and the most populous town in the hilly Nagaland state of North-East India that has been experiencing rapid growth of residential houses and population over the years. The rise in population, indigenous and migrants, consequently increases the demand for residential properties. But price/rent of residential properties varies across space and time depending upon the characteristics of the houses as well as on the preferences of the potential buyers/tenants and their capabilities. As no concrete study has been made on the nature of demand for housing and its characteristics in this hilly town, despite the unprecedented rise in demand for residential property, this study is an attempt to examine the determinants of demand for housing characteristics and factors that influence choice of housing in Dimapur. The study based on a primary survey across the 23 Wards of Dimapur Municipal Council and using appropriate statistical tools provides great insights into the housing demand pattern and factors affecting the same and brings out valuable policy implications.
